The accessory dwelling unit, most people living in Austin have heard the term, I like to think of them as a back house or casita, a small scale, extra space for living. For homeowners in and around central Austin they provide a great opportunity to add extra space to a property without having to rezone or subdivide.

The space can be used for rental,a guest house, workshop/studio space or just extra flexible space for all that comes along.

Certain restrictions still do apply (see below)

  • size is limited to 1100 SF or .15 of the lot area whichever is smaller

  • second story maximum SF is 550SF

  • limited to two stories

  • secondary structure must be 10' from from the main house

  • basic zoning requirements like impervious cover and maximum building coverage still apply

  • depending on proximity to public transport parking additional may not be required
